Old Ryan’s in West Ashley could become an apartment complex, a shopping center

CHARLESTON, SC (WCSC) – In 2016, people shared meals at Ryan’s on St. Andrews Boulevard in West Ashley, but by 2024 people could possibly be shopping or living on this property.

Broken signs, graffiti on doors and an old menu board are what people see at Ryan’s old location in West Ashley, but it might not stay that way much longer.

“There was really no discussion about reusing the existing structure. These were new uses that could go to the site,” said Charleston City Planning Director Christopher Morgan.

The site’s developers, Grambling Brothers, were hoping for city approval to tear down the Ryan’s and build more than 200 apartments and new retail stores.

Morgan said if approved, the new building would stretch from St. Andrews Boulevard to Akerman Park on Sycamore Avenue. Morgan said he believed it would bring new development to the area.

“What they’re offering on the site is consistent with the recommendations of that plan, and it’s really something we’ve been working on with them for five or six years,” he said.

Developer stormwater runoff regulations are in the process of being approved by state environmental officials.

“Any new development there will do a better job than the current one,” Morgan said.

Area shops said they thought the new apartments could be good for business.

“We’re thrilled to have hopefully a young, engaged population living next door, going to our Mex 1 neighbors and then coming to us to get their dress,” said Betsy Watts, Head of Bridals by Jodi.

If the building is approved, developers will have to go through a 6-month permitting process, including a traffic study which would decide whether a traffic light would be added in this area.

If the city of Charleston approves, construction could begin by 2024.
